Latency Issues During Load (especially Uploading)

Owned modem: CM1000v2

Plan: 1,200 / 40

I've tried every possible combination. The following result is with me directly connect to modem straight from point of entry removing any splits between.... I get high latency issues the second my modem is put under any kind of load. I even have a hard time playing simple games on Xbox Live without latency spikes and lagging.

I get "good" download and upload speedtest results but my problem is the latency spike when under load.  Even with 900mbs down I get a grade "C" from Bufferboad/Waveform and here is the Ookla test that shows my large increase in both download and upload latency (again plugged directly into modem without any splitters along the way):

Hey @user_1muk9e,

Thank you for visiting our official Xfinity Community Forums support page. We would be more than happy to assist in troubleshooting any possible latency issues you may be experiencing with the Internet connectivity. We appreciate you bypassing any unneeded cable splitters to try and get the best signal possible to the modem.

Latency can vary based on a variety of factors. When removing any splitters, did you also check the quality of the cable to ensure there are no hard bends, kinks, bite marks or cuts that could also be interfering?

Can you also visit our 'Tips for troubleshooting your Xfinity Internet connection' knowledge Base and ensure that you have taken all listed steps such as reviewing the signal levels being received, resetting equipment, and more?

I reviewed everything and didn't see anything particular. I actually have a tech coming this week and I will follow up here on how that appointment goes.
