Xfinity stream on Roku 2 - channel guide shows, but all selections are black

We've been using stream for ages with no issues.

Selected xfinity app on the roku screen, it takes longer than usual to load but the channel grid finally comes up.

Our 'favorite channels' are saved, but when we select one, and click 'watch', the screen is black.

This is happening for all channels.

I have rebooted the Roku, checked to make sure its software is up to date, signed out of the app/reauthorized and signed back in.

Other apps on the Roku are working fine.

If there is a way to update the Xfinity stream app on the Roku, I can't find it.

The wifi is working just fine.

We hardly ever watch TV but tonight we really wanted to watch a baseball game, and it's not working!

Edited to add that I can't stream on my desktop either. The channel guide comes up just fine, but it just loads and loads, says "we've run into a problem while attempting to stream", and then finally says "this video cannot be played" and "Error TVAPP-00206",

are you at home connected to your own home wifi (not on any VPN)? what happens if you use a smart phone/tablet at the same location?
