your ISP's DHCP is not functioning correctly
Having same or similar issue as mentioned here: https://forums.xfinity.com/t5/Your-Home-Network/Your-ISP-s-DHCP-is-not-functioning-properly-ASUS-router/m-p/3331178#M322290
Only in my case both the modem and router are right out of the box. Looks like the solution is to send a provisioning signal to the modem. I tried to contact Comcast support but got a message saying there was an error scheduling my callback and to try again later. Any help with this is much appreciated.

Nevermind I got it solved, only took 2 2hour phone calls to xfinity support.
