Xfinity Xb8 and slow wired network

Im on my third XB8 and I am on the 2Gb internet plan. I dont use the XB8 for wireless at all. I test the gateway from App and get 2GB. I wire into XB8 and i get 100Mb from any PC i use. I have used Cat5e, 6, 6E, 7, 8 plug into any port. Same issue.

I have tried from a Win10, 11, Mac OS and Linux.

Firstly, are you using a separate owned router in conjunction with your XB8 device?

2 onsite techs both have no clue and would not contact tier 3, 2 new Xb8's from each tech and same issue. They pushed some firmware update and still same issue. The XB8's cant handle 1GB throughput from my test.

One tech just left today and was on the phone with so callled tier 2 that stated a firmware update that was going to take 2 hours would solve issue.

Nope still same issue.

Im about to call AT&t for their service as I know it works as my Neighbors have it. I plugged my laptop into their switch and speed test are at 1.9GB down and 1.7 Up. So Xfinity fix it or lose a customer.
