Wifi Latency Absurdly High
Speeds are normal but latency ranges from 15 to 400 with tests. Online tests show huge spikes of 1500 ms. Resets and moving the router modem access point around hasn’t solved it.

For a test, does a computer / device that is hardwired directly to the router / gateway device with an Ethernet cable have the same problem ?
With this test, we are trying to isolate this down to being either a WiFi-only problem or a problem with the general connection to the Comcast system which would of course affect both. It's a good first step in troubleshooting before proceeding any further.

OK, what do the modem's signal status values look like ? Try getting them here; http://192.168.100.1 or here http://10.0.0.1

What is the exact make and model number of the modem / gateway device ?

Are there any QAM 256 bonded downstream channels being shown? And the upstream channel table is not populated. We've seen posts here lately that there seems to be a firmware glitch with some XB8's where they don't show all of the channels and / or the error log entries.
