A great way to make sure you're getting the speeds you're paying for if you're using the Xfinity modem just jump on the Xfinity app and go to Wi-Fi, the app will actually run a speed test that tests the speeds coming into your modem.
Can you tell me how you're running your speed test , is that via a Ethernet connection or Wi-Fi or through the Xfinity app?
