Ridiculously Slow Internet Speed

I'm paying for 300mbps and using a Netgear CM1000 modem and Netgear nighthawk router. My Wifi speed 15 feed away fromthe modem is averaging under 5-10 mbps.

 

I have called Xfinity technical support multiple times. The agents perform standard troubleshooting such as reboot of modem, router and blames Netgear modem/router.  They sent tech support engineer and he checked a couple of spots and said I'm getting a good signal and left.

I have spoken to Netgear customer support and they point to internet service provider (Xfinity). 

 

How do I make sure that the line coming into my house has a highspeed throughput before it hits my modem to isolate these issues?

For a test, what speeds do you get with a computer connected directly to the CM1000 ?

Just to eliminate any Netgear modem/router error possibilities, I went had and got a new Xfinity Gateway and installed it this morning. They also upgraded me to 1 GBps. I ran a speed test with ethernet cable connected. It was roughly about 7Mbps and Wifi is around 4 mbps 😞

 

Anything else that I can test prior to scheduling time with technician?
