Problem with wifi speeds on XB8

Hello,

I have a issue with slow wifi speeds on a xb8 modem that was recently upgraded from a xb7. I have separated out 2.4ghz, 5ghz and 6ghz bands. I have windows 10 showing download speeds at 300mbps on wifi 5ghz. I have tried 2.4ghz with a speed of 30mbps. My pc has a usb 3.0 wifi 6e adapter (netgear a8000) On windows 11 I have a wifi adapter with 5ghz wifi and shows a speed of 500mbps. I also have a samsung s22 + phone that connects via 6ghz 6e band and that gets a download speed of 600mbps. If I reboot the xb8 modem and do a speedtest right after on the s22+, I see download speeds of over a gig. Windows 10 has a wifi link speed of 868mbps and windows 11 shows a link speed of 1.2gbps. I have spoken to a rep at comcast they checked everything out and it appears fine on their end. They want to send a tech out in 5 days and it could cost a visit of 100$. They also wanted to enroll me in the "free" watch scam I mean promotion. Please take note that I have other devices on the network. Total of 18. Pcs, rokus, thermostat, printers and picture frame. The modem is in a 2 story house with regular drywall and wood construction. The modem is sitting on a table on the 1st floor near stairs. Please help
