Paying for SuperFast 800mbps but only getting close to 500 mid.

I have superfast internet but from the xb7 ports itself I can only get 500-550mbps at most. Not sure why Im not getting the speed being paid for. Tried on different PC, phone via wifi. Tried it via ethernet cable, wifi ac. Connected a pc to the Xb7 modem directly via ethernet cable, still getting near 500-550mbps. All maxing out at near 500-550 mbps. Bridge the modem and tried it via another router and all getting 500-550 mpbs. Not quite sure what the issue is. Restarted modem and power cycle. Still not showing any speed near 700-800 mbps.

Have already done that steps. My xfinity app doesnt even show my services. There are overview, services, and accounts tab. Under overview it shows to get xfinity app. Under services it shows; mobile, tv& streaming. But no devices no info on services. Also show the ask xfinity assistant. Account it shows my account setting, and bills.
