Internet losing connection?

So I’m having an issue with my internet where, while playing a game over Xbox live, I’ll lose connection just long enough that I get kicked from my game but my connection to Xbox live re-establishes so fast I don’t end up needing to sign back in.

What’s going on here? 2 days ago, everything was fine but now suddenly I can’t play a game for more than 5 minutes before I get dropped.

Steps I’ve taken...

Soft reset of modem via xfinity app.

Hard reset of modem and router (unplugged 3 minutes, plug in modem, wait 3 minutes plug in router)

I had recently done a factory reset of my router but that was a few months ago.

I’m using a nighthawk router and a netgear modem (will give exact model if requested once I am home).

Xbox is connected via Ethernet and my WiFi devices have shown signs of losing signal and regaining it. (Website refusing to load then loading after a minute upon refresh).

I’ve scheduled an appointment with a tech but they can’t get out until the 12th so maybe I can fix it myself. Provided the modem isn’t the problem.
