xfinity app doesn't see Gateway in Bridge Mode - No Login offered by 10.0.0.1

When an Xfinity gateway is in bridge mode the Xfinity app cannot see the gateway. 

However to allow local login to the Gateway Admin user you need to follow these steps:

Allow Admin Tool access (toggle ON)

If you need to access the Admin Tool, use the following instructions to enable access.

  1. Visit the WiFi tab in the Xfinity app.
  2. Select View WiFi equipment and open Advanced settings.
  3. Select Admin Tool online access.
  4. Slide the toggle button to Allow Admin Tool access.
  5. Select Save.

There is no "View WiFi equipment" button when in bridge mode.

Work around:

Call Comcast to disable the bridge mode.

This will add the "View WiFi equipment", you can then login to the gateway Admin account, and the above instructions will work as expected.

If you Enable Bridge Mode, you will continue to be able to login to the Gateway after the gateway" changes to bridge mode; but "View WiFi equipment" will no longer be available in the Xfinity App WiFi tab.

Same issue as others with same screens in 202602 = 
 10.0.0.1 access no longer allows LAN Xfinity Gateway modem XB8 access [last used & worked fine in mid-2025, I changed nothing since]
 nor does Xfinity app work (no View WiFi equipment/Admin Tool options under WiFi tab). 
 
Tried un/reinstalling Xfinity App (on same Samsung S25U phone with latest OS), no diff. True from separate LAN AP WiFi (to wired LAN port of Gateway), or from "public" "xfinitywifi" SSID or from cell network to Xfinity. Can't use Xfinity LAN Wifi since that's disabled. Gateway was previously put in Bridge mode while 10.0.0.1 LAN access was working.

Response links in many forum posts point to nonsense Xfinity pages that don't work (e.g. no such info on Xfinity App tab), by "official" support people who don't read posted info or know anything useful--just reflexively reprint 'help' links. Most of the Xfinity support pages still say http://10.0.0.1 works even though they've disabled that, nor do they acknowledge/report that "there is no "View WiFi equipment" button [in the Xfinity App] when in bridge mode." No good reason for either, just a choice (intentional bugs).

Unfortunately there's no practical fix for this (and most Xfinity) issues. The only true fix would be massive fines/class-action-suits that would make it cheaper for Xfinity to fix their self-inflicted problems/bugs than not.
