why can't i get more than 150 mpbs down in seattle?

My home network is incredibly slow and I'd like to know why.

I live in West Seattle and I'm on 1200 mbps down plan. No voice, no television, no mobile. Just internet.

Wired equipment, including the gateway, gets 150 mbps down max, and wireless stuff gets 8 to 10.

I can monitor every device on the network and none of them are doing anything that's eating up bandwidth.

Equipment:

There's a coax amplifier in place. I don't like it, but xfinity installed it during previous ownership, and service doesn't work without it.

I have an older cable modem (an Arris SB6183, which is on the supported modems list) which is only DOCSIS 3.0, so that caps it at 400. I'd like to upgrade it if I can actually use the higher capacity.

I have a fairly nice setup with ubiquiti equipment in my home - two wifi access points, two in-wall ethernet and wifi access points, two outdoor antennas, and a bunch of managed switches.

Config:

I've setup 4 different wifi networks so that guests and renters have one, the kid has one that can be throttled for his gaming, IoT devices get a heavily throttled network, and my wife and I have our own network.

Maybe it's a limit on my neighborhood? If so, I'd rather stop paying for a higher speed plan.

Any ideas or help welcome.

The SB6183 is not compatible with Gigabit service. Comcast rates the modem for use with plan speeds "Up to 373 Mbps". See the "All Compatible Devices" link near the bottom of https://www.xfinity.com/support/devices (at the moment it points to https://assets.xfinity.com/assets/dotcom/projects/cix-4997_compatible-devices/2024.05.17%20Full%20List%20of%20Compatible%20Devices.pdf, but this changes from time to time). Realize that although Comcast calls some devices "Compatible" and some "Recommended", those designations only mean "approved for and compatible with their Internet service", and not necessarily compatible with your speed tier.

Using devices on speed tiers for which they are not approved tends to produce unexpected results, often speeds below plan speed. Consider picking up one of the devices that is approved for Gigabit service, or dropping back to a speed tier for which the modem is approved.

AFAIK Comcast has never said how they provision devices operating on speed tiers they're not approved for. All I can tell you is that many customers who tried it have reported that they don't get the speed they are paying for. There's a tendency to think the device will operate at the maximum speed they rate it for, but that doesn't seem to be the case.

Well, I'd like to believe that a new DOCSIS 3.1 modem will solve my problem, but... @XfinitySheila and I did some troubleshooting and if I plug a laptop directly into the cable modem I get 550 down. So... this appears to be some issue in the way I've configured my own gear. Not the answer I wanted, but I'll have to accept it.
