easement information

Hello,

I am trying to find information regarding an easement with Comcast about a utility pole on my property. I searched through my deeded documents, but it is not specified there. I've tried contacting Xfinity Customer Service and they were completely useless in this manner. Who can I get in contact with to find out more information on this specific parcel?

We are the right place to contact for help. How can we assist? Are you concerned with the location or the condition of the pole? Is the easement above ground or underground?

It is above ground and doesn't seem as if there are active wires running across it. It is in the way of potential changes we plan to make to our property, so I would like to see what our actual easement policy and rights are with Comcast in regards to this specific property.

Thanks for providing this additional information, @bhall03. Here is a great link to our Easement Rights Policy. For concerns with the location of a pole on the property, we recommend that you contact your public utility company as the space for our lines is rented from the public utility company. Additionally, any easement that may exist on any property is always noted on the title report which is a little different from a deed. Have you also checked the title report?

I was at my county clerk's office today to pull all the documents pertaining to our property and they were unable to find the specific information for the easement. All reports list "included easements", but is not broken down and specified. They told me specifically to contact Xfinity for this information. Are you telling me Xfinity doesn't have this information in their records? That doesn't make any sense. They should be able to provide this information by looking up the parcel information.

Ah, okay @bhall03 . It seems that my link to our Easement Rights Policydid not attached to my last post. My sincere apologies. From what I understand, if there is an easement that exists with us, it would be noted on the title report. If it is not listed, the easement may not be with Comcast for your property. In order to be sure, I will need to pull up the address. Would you mind sending us a direct message with your first/last name and full address so we can research this further? You can start by clicking the "direct message" icon on the upper right page of the forum page. Once you click on that, input our shared handle "Xfinity Support" to send us a direct message. If you're signed in to your forums profile and because you have already posted to the public page, you should have the option to do so.
