2 services at one address?

I need internet only to run my wifi water and temperature alarms, as the landlord.  And my tenants need a full TV/internet/phone bundle.  Is this possible?  Or, can the service be split somehow?  I don't want the tenants password to set up my devices, that leads to all kinds of liability issues.  Ideas?
