Comcast does not "guarantee wifi speeds".  They do guarantee speeds using an ethernet connection.

I have Gigabit and my ethernet is about 940/40 actual.

Why then does https://www.xfinity.com/learn/internet-service/speed and every other Comcast page I've looked that mentions Internet speed say

Actual speeds vary and are not guaranteed

Can you post a link to any such "guarantee"?

Comcast doesn't guarantee speeds.

Plus WiFi, by its very nature, can be problematic as far as getting a consistent, fast connection.
