House not serviceable but everyone else is.

Just moved into a house few months ago. Not happy with AT&T and wanted to switch. Need help figuring this out, my surrounding neighborhood is serviced by Comcast except for my house. The one across me and my next door neighbor has Comcast but when I inquired, my house is out of footprint? I live in a neighborhood with HOA so it’s an established community. I don’t understand why I’m not serviceable.
